How to Compete When You Have a Home to Sell First in Elk Grove

One of the most common situations I help people through in Elk Grove is the move up buyer who needs to sell before they buy. You have equity in your current home, but you need that money for the down payment on the next one. So how do you compete when the seller across town wants a clean, quick offer? Let me walk you through the real options.

Option one: sell first, then buy

The cleanest path is to sell your current home first, then shop with cash in hand. When your home is in contract or already closed, your next offer is non-contingent on a sale. That is a huge advantage in Elk Grove, where good listings still draw competition in the summer of 2026.

The worry people have is being homeless in between. In practice we usually solve this with a rent back, where the buyer of your home lets you stay for a few weeks after closing while you complete your purchase. Two to four weeks of rent back is common and gives you breathing room to move once.

If you find your dream home before your current one sells, a bridge loan can carry you. It borrows against the equity you already have so you can put money down on the new house without waiting. Once your old home closes, you pay the bridge loan off.

Bridge financing costs more, and you need to qualify to carry both payments on paper. But for the right buyer it turns a weak contingent offer into a strong clean one, and in a tight neighborhood that can be the difference between winning and losing.

Option three: make a contingent offer the smart way

Sometimes a contingent offer is the right move, especially on a home that has been on the market a while or one that needs updating. The key is to make the contingency as reassuring as possible. If your current home is already listed, priced correctly, and showing well, tell the seller exactly where you are in the process.

A contingency backed by a home that is turnkey and priced to sell is very different from one where you have not even listed yet. I always coach my sellers to look at the strength of the buyer's own sale, not just the contingency label.

Timing the two closings

The real art here is coordinating two transactions. In the Sacramento region a typical escrow runs about 21 to 30 days. When you are selling and buying at once, we work backward from both closing dates and build in the rent back or bridge loan so there is no gap where you own nothing or own two homes with two full payments.

Good communication between both escrow officers, both lenders, and both agents keeps everything on track. This is where an experienced local agent earns their keep, because a missed date on one side can domino into the other.

Which path is right for you

It comes down to your equity, your comfort with risk, and the current inventory. If listings are moving fast and you have strong equity, selling first with a rent back is often the smoothest. If you have found something special and cannot risk losing it, a bridge loan may be worth the cost. If you are shopping in a slower pocket of the market, a well structured contingent offer can absolutely work.
