Wilton, CA Real Estate Guide: Homes, Acreage and Country Living Near Elk Grove (2026)

A single story ranch home on acreage with a horse pasture and oak trees in Wilton, California near Elk Grove

As of September 2026, Wilton CA real estate carries a median sale price of about 945,000, notably higher than Elk Grove's roughly 594,000 to 637,000. You're not paying more for a bigger house. You're paying for acreage, privacy and country living just 15 to 20 minutes east of Elk Grove. If you've ever wanted horses, a shop, room to breathe, and still want Costco and good schools close by, Wilton is the sweet spot.

I'm Scott Sweeney with M&M Real Estate here in Elk Grove. I help a lot of buyers cross shop the tract neighborhoods against a place like Wilton. Let me walk you through it honestly.

Where is Wilton, CA and how far is it from Elk Grove?

Wilton is an unincorporated rural community in Sacramento County, sitting just east of Elk Grove and north of Galt. From central Elk Grove it's about a 15 to 20 minute drive as of 2026. Highway 99 and the Grant Line Road corridor connect you quickly to shopping, dining and the freeway.

That location is the whole appeal. You get real country, oak trees, open land and quiet roads. But you're still a short drive from Elk Grove's stores, restaurants and medical care. Downtown Sacramento is roughly 30 to 40 minutes depending on traffic. For a lot of my buyers, that's the perfect balance.

How much does a home in Wilton cost in 2026?

The median sale price in Wilton is about 945,000 as of September 2026, but the range is very wide. That's the first thing to understand about acreage. Prices here aren't as tidy as tract neighborhoods.

Here's why. In Elk Grove, ten similar homes on the same street give you a clean comp. In Wilton, one property might be a modest older home on 2 acres, and the next is a custom single story with a barn, a shop and 10 acres. Those don't price the same way. You'll see everything from the mid 600s for a smaller place needing work up past 1.5 million for a turnkey estate with land and outbuildings.

For context, nearby medians in September 2026 look like this. Elk Grove is about 594,000 to 637,000. Fair Oaks about 627,000. Rancho Cordova about 547,000. Wilton sits above all of them at about 945,000 because of the land. If you want to sanity check your own numbers, my home value tools and the current Elk Grove market update are good starting points.

What can you actually get in Wilton for the money?

In Wilton you're buying land first and the house second. Most parcels are 1 acre or more, and many run 2, 5 or 10 plus acres. That's the trade. You get space, but you pay for it.

A typical Wilton property might include a single story ranch style home, a detached shop or garage, fenced pasture, and room for horses or livestock. Many buyers here want a place for RV and boat parking, a home business with equipment, or simply distance from the neighbors. You won't find HOAs, sidewalks or streetlights, and that's the point.

Just know the house itself may be older than a comparable Elk Grove tract home. A lot of Wilton homes were built in the 70s, 80s and 90s. Some are beautifully updated and move in ready. Others need work. Budget accordingly.

Can you have horses and livestock in Wilton?

Yes. Wilton is zoned largely for agricultural and rural residential use, so horses, chickens and small livestock are common as of 2026. This is one of the biggest reasons buyers choose Wilton over Elk Grove.

That said, zoning varies parcel by parcel. Before you fall in love with a property, we confirm the exact zoning, the allowed uses, setbacks, and any easements. Some parcels have agricultural preserve or Williamson Act contracts that affect taxes and use. It's all workable, you just want to know before you write an offer, not after.

What about wells, septic and water in Wilton?

Most Wilton properties are on a private well and septic system rather than city water and sewer. This is normal for rural living, but it changes how you buy a home.

When I represent a buyer in Wilton, we build in inspections for the well and septic as part of the deal. We check well flow rate and water quality, and we have the septic system pumped and inspected. These aren't deal killers. They're just part of country property due diligence. I'll always explain what each report means so there are no surprises.

Same goes for propane instead of natural gas, and sometimes shared road agreements. None of it is scary. It's just different from a standard Elk Grove close, and you want an agent who's done these.

What school district serves Wilton?

Most of Wilton is served by the Elk Grove Unified School District as of 2026, the same district that covers Elk Grove itself. Some rural pockets tie to other districts, so boundaries matter here.

Because parcels are spread out, the assigned schools can change from one address to the next. If schools are a priority, we verify the exact assignment for the specific property before you commit. I do this for every family who asks.

Is Wilton a good investment compared to Elk Grove?

Wilton holds value well because land is limited and demand for acreage stays steady, but it's a different kind of market than Elk Grove. Rural properties tend to sell more slowly and appeal to a narrower buyer pool.

Across the Sacramento area in mid 2026, median days on market runs about 42 to 55, up from roughly 21 to 31 a year earlier. That's a normalizing, balanced market, not a crash. Wilton listings often take that long or a bit longer, because pricing acreage correctly is harder and fewer buyers are shopping for it at any given moment. Well priced homes in the region still close near 100 percent of list, and prices are forecast to move about 2 to 4 percent over the year.

What that means for you. If you're buying, don't rush a rural purchase. The right property is worth waiting for. If you're selling, pricing and marketing to the right buyer is everything, and generic tract pricing math won't cut it.

When is the best time to buy or sell in Wilton?

The strongest selling window in our area is April to June, with September to October a solid second. December to January is slowest. That pattern holds for Wilton too, though acreage is a bit less seasonal.

For sellers, showing your land looking its best matters. Green pastures and blooming spring show far better than dry summer grass. For buyers, fall and winter can mean less competition and more room to negotiate. Right now, in late September 2026, we're in that solid second window with inventory up about 18 percent year over year, so there's more to choose from than there was a year ago.

Should you cross shop Wilton with Elk Grove or Galt?

Many of my buyers weigh Wilton against Elk Grove tract homes and against Galt just to the south. It comes down to what you value most.

Choose Elk Grove if you want a newer move in ready home, sidewalks, parks and shorter drives, at about 594,000 to 637,000. Choose Galt if you want more affordable living with a small town feel. Choose Wilton if land, privacy and horse property are non negotiable and you're comfortable at around 945,000 and up. There's no wrong answer. There's just the right fit for your life.
