The VA loan is one of the strongest buying tools out there. The catch is that most of what people believe about it is outdated or just wrong.

How does the VA loan home buying process actually work?

The VA loan home buying process runs in six basic steps, and it's closer to a normal loan than most people expect. Here's the path.

First, you get your Certificate of Eligibility, or COE. Your lender can usually pull it in minutes. Second, you get pre approved, which tells us your real budget. Third, we shop and write offers. Fourth, you go under contract and open escrow. Fifth, the VA appraisal and your inspections happen. Sixth, you close and get the keys.

The only real differences from a conventional purchase are the funding fee, the VA appraisal, and the minimum property requirements. Everything else, the earnest money, the disclosures, the escrow timeline, looks familiar. Can you really buy with zero down?

Yes, and this is the headline benefit. The VA loan lets qualified veterans finance 100 percent of the purchase price with no down payment.
