As of September 2026, homes with a pool for sale in Elk Grove generally run in the roughly 640,000 to 800,000 range. That's above the citywide median of about 594,000 to 637,000, but the pool is only part of the story. Lot size, neighborhood and condition drive most of that gap.

How much do homes with a pool cost in Elk Grove right now?

Most pool homes in Elk Grove sell in the roughly 640,000 to 800,000 range as of September 2026. That's a bit above our overall median of about 594,000 to 637,000, with some monthly closes near 686,000.

Here's the thing. A pool doesn't add a fixed number to the price. A move in ready single story with a big lot and a newer pool will command more than an older two story with a pool that needs replaster. Two homes can both say "pool" and be 100,000 apart for reasons that have nothing to do with the water.

Well priced homes are still closing near 100 percent of list. So don't assume a pool home will sit and beg for a lowball. The good ones move.

Where do you find pool homes in Elk Grove?

You'll find the most pool homes in the older, established parts of Elk Grove where lots run larger. Sheldon, parts of Laguna Creek and the neighborhoods east toward Wilton tend to have the bigger backyards that fit a pool comfortably.

Sheldon in particular is a favorite for pool buyers. Larger lots, more room to breathe, and plenty of homes built when spacious yards were the norm. If you want acreage feel with a pool, the eastern edge near Wilton is worth a look, though Wilton itself runs pricier at about 945,000 median.

Newer neighborhoods like Laguna Ridge and East Franklin have pool homes too, but lots are tighter and pools are more often added by owners rather than original. Does a pool actually add value in Elk Grove?

A pool can add value here, usually a modest few percent for a well maintained in-ground pool, but it rarely returns what it cost to build. In our climate the summers are hot and long, so a pool has genuine appeal, more than it would in a cooler market.

Where it helps most is in higher priced homes and with buyers who specifically want one. Where it can actually hurt is with families of young kids or buyers who see it as maintenance and liability. So a pool narrows your buyer pool a little when you eventually sell, even as it widens appeal for the right person.

My honest take. Buy a pool home because you want a pool, not as an investment play. If you'll use it, it's worth a lot to your quality of life. If it's just a photo you liked, think twice.

What does it cost to own a pool in Elk Grove?

Budget roughly 100 to 250 per month for routine care, chemicals and electricity, plus bigger periodic costs. Many Elk Grove owners land around 1,500 to 3,000 per year all in for a typical pool.

You can ask the seller to repair, credit, or adjust price.

I always tell my buyers to also check whether solar or a pool heater is included and working. It's easy to assume and then find out otherwise after closing.

Is now a good time to buy a pool home in Elk Grove?

Right now is a fair window for buyers, and pool homes especially reward patience. As of September 2026 our market is balanced, not a crash and not a boom. Median days on market sit around 42 to 55, up from about 21 to 31 a year ago, and inventory is up about 18 percent year over year with roughly 2.2 months of supply.

That means more choices and more room to negotiate than we had a year ago. Fall, September to October, is our second best selling season, so there's decent inventory out there now. If you want the least competition, December and January are the slowest months and often the best time to make a deal on a pool home.

Prices are forecast to move only about 2 to 4 percent over the year, so you're not racing a runaway market. Take your time and find the right yard. Walk the yard, not just the pool. Think about how much usable space is left around it, whether there's shade, and how the pool fits your actual life. A pool that eats the whole backyard leaves no room for a swing set or a garden.

Sometimes a slightly different zip code gets you the yard you want.
